Admission and permanence

Guests are obligated to provide the names, ID numbers and ages of all persons who will occupy the property. 

The use of the property by the guest to provide lodging for more people than the maximum capacity stated in the lease agreement is basis for eviction. 

Guests must respect the building's rules in relation to the admission of pets, noises and other associated circumstances. The violation of this regulation is basis for eviction. 

All property owners reserve the right to make the final decision regarding the reception of guests in their properties.

Rates

Final rates are:
- Published property rental rate
- Administrative fee: USD25
- Late check in/check out (if applicable. USD25 each)
- Additional Services (if applicable)

All services are included: building fees, city taxes, water, electricity, gas, high speed internet connection and cable TV. Some apartments include weekly cleaning service and/or telephone. 

The guest must pay in US dollars or in pesos argentinos using the rate of the day ("tipo vendedor" at www.dolarsi.com).

Payment Options

The rental amount must be paid cash at the check in
Remember you will not be allowed to stay at the apartment until the payment is done.

Reservations and Additional services can be paid through the following payment options: 
- Cash 
- Western Union - Paypal (5% fee) 
- Credit Cards through paypal (5% fee) 
- Wire transfer to Argentinian account (Within Argentina) 
- Wire transfer to a US account (5% fee) 

Payments made through paypal and wire transfers usually take some days to complete. We suggest making these payments 10 days in advance. 

Monthly payments should be made at the place and time set by the landlort or Kuke Apartments. 

Important notice: Your reservation deposit is non-refundable if you cancel or modify the dates of your reservation. Reservations are made for a specific time period. This time period must be respected. 
For example: If you arrive to the apartment after the original check in date it was booked for, you must pay the rent from the initial arrival date booked. In the same manner, if you decide by any reason to leave the property before the original check out date it was booked for, you will not be refunded.

Reservations

Reservations are realized with a payment of 20% of the price corresponding to the stay at the selected property.

Check in

During the check in you will receive the keys, the apartment conditions will be verified, the contract will be signed and the guest will make the payments for the rental period, refundable damage deposit and additional services.

Check in time is at 2pm.

If the guests arrives before 2pm, and the property is available, they may take the apartment before the check in time without extra charge. If the property is occupied, they should wait until the check in time to take it. If the guests want to guarantee the availability of the property for an earlier check in time, we suggest making your reservation for the day before your arrival.

If guests want to check in outside office hours (saturday, sunday, holidays and working days from 7pm to 10am) usd 25 will be charged.

If guests want to check in from 1am to 7am or on holidays they have to ask for availability and extra charges.

Check out

During the check out the guest will returne the keys, the apartment's inventory and conditions will be verified and the damage deposit will be refunded.

Check out time is at 10am.

If a guest wants to check out after 10am, and the property has no other immediate reservation, the guest may remain at the property until the most convenient check out time without extra charge. If there is an immediate reservation for the property, guests should check out at 10am. If a guest wishes to guarantee the availability of the property for a later check out time, we suggest making your reservation for one day after your departure.

If guests want to check out outside office hours (saturday, sunday, holidays and working days from 7pm to 10am) usd 25 will be charged.

If guests want to leave the apartment between 12am and 7am, they can do so by returning the keys to the building security guards. The apartments inventory and conditions will be verified the next day. The damage deposit will be refunded through paypal, western union, wire transfer or cash at Kuke Offices (transaction fees may apply).

Refundable damage deposit

For stays up to one month: 1 week rent will be requested as deposit.
For stays longer than one month: 1 month rent will be requested as deposit.

The damage deposit is refunded during the check out after the owner has reviewed the inventory and provided that there are neither damages nor missing items. At this point the guest should return the keys to the owner.

The cost to repair any damage caused by the guest will be deducted from the damage deposit. If the cost to repair damages exceeds the amount of the security deposit, the difference must be paid by the guest.

Guests must return the property in the same clean conditions in which it was presented upon arrival. The inclusion of cleaning services in the price of the rent does not revoke the obligation of guests to leave the property in the same clean conditions in which it was presented upon arrival.

If the property is returned in an inadequate state of order and cleanliness, the owner is authorized to deduct from the deposit the cost of cleaning necessary to return the property to its original condition. Departure cleaning cost is usd 30 or AR$100.

Internet

During the check in the internet connection will be verified to confirm it is working properly.

All our apartments have internet access through the best providers in the market, nevertheless failures can occur. These failures are the sole responsibility of the internet service provider (ISP). Kuke Apartments and the property owner shall endeavor to resolve these issues but do not guarantee its perfect operation. 

We will provide contact details needed to communicate with the ISP, wich has a help desk dedicated to solve these issues.

Wi-Fi
Some apartments have a wireless router to provide Wi-Fi. If the apartment you are interested in does not include this service you can acquire it through our additional services.

It is the Renter's responsibility to understand the features of the equipment and how to make his computer connect to it.

If you have a problem connecting to the internet, and it is not due to a failure in the service provision by the ISP, you can ask for a technician. The technician is only trained to solve problems associated with the internet connection. The cost is USD30 to be paid only if the problem has been solved.

To lengthen the stay

First thing to do is contact Kuke Apartments to check if the property is not booked by another guest for the new time period requested. 

If the property is available for the additional time period requested, you will be invited to stop by our offices to pay the additional time period requested and sign the lengthened agreement of your stay.

To shorten the stay

If you should decide to shorten the length of your stay, previously made payments will not be refunded.

In the case that a guest who has a lease agreement for several months, in which the rent is paid month to month, decides to shorten the contracted rental period, the security deposit will not be refunded, but will be retained by the property owner as compensation for the incompletion of the anticipated rental period.
